The Realtor division of NDFC specializes in short pays and modifications. Whether a purchase or refinance, Short Pays occur when the current lender agrees to reduce the principal balance of the current loan(s) and NDFC funds a first mortgage to pay the existing loan(s) off. Modifications occur when NDFC helps borrowers to negotiate a principal reduction and the current lender keeps the mortgage but either reduces the principal balance and/or amends the terms of the origianal note.
